  Biopolis

  Project Description
  Biopolis at one-north in the Buona Vista area is a unique development by JTC Corporation to create a R&D hub for the biomedical community.  The development comprises of 7 purpose-designed buildings for the full spectrum of biomedical sciences R&D activities. Biopolis has incorporated a number of environmental technologies for both full scale applications and test bedding purposes.

  Green Features:

   

  • Use of District Cooling System to provide centralised air-conditioning for the 7 buildings within Biopolis.
  • Nature conservation through tree transplanting and extensive use of landscape greenery for the development.

  Project Description
  Kovan Melody is a 778-unit condominium development comprising 12 blocks of 17-storey residential buildings with basement carpark, tennis courts, swimming pools, clubhouse and communal facilities located at Kovan Road.

  • Double glazing for units exposed to direct West sun

   

   Nanyang Polytechnic

  Project Description
  Nanyang Polytechnic (NYP) is a 30.5 ha campus located at Ang Mo Kio.  Opened in 1999, the polytechnic provides education in engineering, information technology, design, chemical & life sciences, business management and health sciences. At the core of NYP's environmental achievements is a combination of facility management practices and adoption of technologies to improve the environmental performance of its buildings.  Since 1999, NYP has shown that it has been able to saved $1.8 million from its resource conservation programmes. NYP also won the BCA's Energy Efficient Building Awards (EEBA) and ASEAN Energy Efficiency and Conservation Award in 2004.

  Green Features:
  

   

  • An innovative and proactive approach in facility management practices towards environmental sustainability including monitoring and improvement of its energy and water consumption.
  • Maintainance of greenery and gardens around the campus

   NLB Building

  Project Description
  Located at Victoria Street, the new National Library Building (NLB) is a 16-storey state-of-the-art library with a 3-level basement.  The NLB consists of two blocks to house the library collections and provide space for other public activities.  The library also houses a 618-seat theatre.  With the owner's commitment at conceptualisation stage, design considerations took into account the impact on environment as well as consideration for energy and water efficiency.  Computer simulation and modeling was carried out to find the best building orientation and configuration to buffer from direct solar heat, at the same time optimising natural ventilation and daylighting. NLB also combines its passive design solutions with the adoption of environment-friendly technologies to create an environment-friendly building which has demonstrated a balanced integration of passive and active approach.

  Green Features:

   

  • Building is orientated away from the east-west sun, combined with sunshading features on the west face of the building as an additional shield against solar heat gain and glare.
  • Energy efficient features include daylight sensors which are used together with automatoc blinds at the building facades, motion sensors and energy efficient lightings
  • A open plaza area between the two blocks which allows natural ventilation and daylighting
  • Extensive landscaping, sky terraces and roof gardens are utilized to lower local ambient temperature
  • Use rain sensor as part of the automatic irrigation system for rooftop gardens. Water efficient taps and cisterns are also used to conserve water

   

  Alexandra Hospital

  Project Description
  Alexandra Hospital (AH) is a 400-bed general and acute care hospital located at Alexandra Road.  In operations for more than 60 years, the hospital has retrofitted many of its pre-war buildings to meet its needs.  At the same time, the impact on the environment is considered. Alexandra Hospital is a model for older projects that they can be environment-friendly through a committed approach in retrofitting. A key feature of the hospital is its efforts in nature conservation and preservation. Alexandra Hospital's Butterfly Trail demonstrates the hospital's care for the environment. Other noted practices include recycling its horticulture waste such as leaves and dry grass to make their own compost.

  Green Features:

   

  • Alexandra Hospital’s butterfly trail is a model for nature conservation and is a key feature in the hospital’s commitment towards the environment.
  • Use of recycled horticulture waste such as leaves and dry grass from the hospital’s grounds to make their own compost.

  Republic Plaza

  Project Description
  Republic Plaza is a 66-storey mixed development with 2 office towers and retail space.  Completed in 1997, the building is located Raffles Place, the heart of Singapore's Central Business District.  Although almost 8 years old, the building management has shown that good management and maintenance operations,  combined with building enhancement can ensure an environment-friendly building. The building manager has also shown a proactive promotion of environmental awareness among their tenants, in line with the developer's outlook on environmental sustainability.

  Green Features:

   

  • Commitment and efforts from the building management team in the promotion of recycling and environmental awareness among building tenants as part of corporate-wide environmental policy and programme.
  • Use of air handling unit condensate water recycled for cooling tower.
  • Use of light sensor to control atrium lightings.
  • Motion detector for toilets and staircase.
  • Use of energy saving device for escalator.
  • Monitoring of energy and water consumption, and implementation of improvement plans to further reduce consumption.

   

  The Pier @ Robertson

  Project Description
  The Pier is a 10-storey building located at Mohamed Sultan Road by the Singapore River. The project consists of 201 residential apartment units and 12 food outlets at ground level.

  One George Street

  Project Description
  One George Street is a 23-storey office building with a 5-storey podium and a basement and ancillary facilities located at Singapore's Central Business District.  Designed with energy efficiency,  sustainability and user comfort in mind, the features include an energy efficient facade system and rooftop gardens.

  Green Features:

   

  • A facade system which provides shading for the glazing.  Design of the facade system allows optimum daylight penetration while reducing glare and heat transmission.
  • Use of skygardens to reduce local ambient temperature.
  • The building is also structurally designed to allow future extension floors.  This eliminates need to demolish and rebuild in the future.

   

  Capital Tower

  Project Description
  Capital Tower is a 52-storey office building located in the Central Business District completed in 2000 with a gross floor area of about 1 million sq ft. The building incorporates a number of environment-friendly technologies.

  Green Features:

   

  • Double-glazed windows for optimal performance against heat and glare, while allowing daylight penetration.
  • An energy recovery wheel system is used for the building’s air-conditioning system which allows the recovery of cool air to improve efficiency.
  • Recycling of condensate water from the air handling unit to be used as top-up water for cooling towers.
  • Use of chiller cleaning system to maintain the efficiency of chillers. 
  • Use of motion sensors at lift lobby and toilets.
  • Carbon dioxide and carbon monoxide monitoring are used to maintain air quality levels in the office and carpark areas.

   

  Clydes Residences

  Project Description
  Clydes Residence is a 48-unit development comprising of a block of 17 storey flat with a 2-storey basement carparks at Mergui Road.

  Green Features:

   

  • Cantilevered sun-shade device and planters protrudes all round the building wall line. As a result, during the hottest time of the day between 10 am to 3 pm, the sun does not shine into the apartment, resulting in an ambient temperature 2 – 3o C cooler as well as reduces the amount of glare into the apartment. This leads to energy saving.
  • Roof Garden:
    Our specially designed roof slab reduces heat retention. As a result, one can walk on the roof terrace bare-footed even at noon time without burning the feet.
  • Special structural foundation which reduced the amount of excavation by at least 30% for basement. This reduced air & noise pollution contributed from excavators, dump trucks as well as space for dumping grounds.

  Monterey Park Condominium

  Project Description
  Monterey Park is a 280-unit condominium development comprising of 6 blocks of 12 storey residential flats with basement carparks, swimming pools and communal facilities located at West Coast Rise. Unique features include the use of "sunpipes" designed to used bring natural lighting from the surface into the basement carpark. More than 100 solar-powered lights are also used at the pool deck and driveway.

  Project Description
  Residences @ Evelyn is a 208-unit condominium development comprising of two blocks of 33-storey  residential towers with basement carparks, swimming pools and communal facilities located at Evelyn Road.

  • Motion sensor at lift lobbies will automatically turn on and off lights
  • Water conservation measures such as irrigation system using driplines to minimise water wastage, wind sensors to control flowrate at water features such as fountains to minimize water wastage
  • Solar-powered lamps for landscape
  • Provision of planter boxes to encourage homeowners to adopt greenery for their units. The planter boxes also act as a sunshading feature.

  Butterworth 33

  Project Description
  Butterworth 33 is a 11-storey apartment tower with 20 units of apartments with 1st storey carparks, swimming pool and other communal facilities.

  Green Features:

   

  • Singapore’s first development to deploy a hydraulic jack-in piling system that is pollution-free vibration-free and of minimal noise
  • Use of polypropylene pipes for domestic water supply where jointing is by heat fusion with no chemical solvents or welding required
  • Use of solar and LED lights for landscape areas
  • 4 ticks label inverter air-conditioning system
  • Use of low VOC paints for internal common areas

   

  Savannah CondoPark

  Project Description
  Savannah CondoPark is a 648-unit condominium development comprising of 18 blocks of 10-storey residential apartments at Upper Changi Road East.

  Green Features:

   

  • Photovoltaics (or solar panels) provided at clubhouse rooftop to harness electricity sufficient to power the clubhouse lightings and water heater energy usage. This substantial deployment of a renewable energy system is the first for a residential project in Singapore
  • Transplanting of 8 matured trees from another site to enhance the ecological environment of the site

  Parc Emily

  Project Description
  Parc Emily is a 295-unit condominium development comprising of 5 blocks of 8-storey condominiums being built at Mount Emily Road in the heart of the city. The project was conceived as an environment-friendly development in-line with the owner's safe and green culture.

  Varsity Park Condominium

  Project Description
  Varsity Park Condominium is a 530-unit condominium located along West Coast Road, near the National University of Singapore campus. The development sits on 5.2 hectares of land, enabling the homes to be spacious and allowing for sprawling gardens of lush flora and fauna. The apartments are generous in size with high ceilings, and the majority of the apartments have open terraces and private enclosed spaces. Varsity Park Condominium is designed in integrated housing clusters, each with its own landscaped gardens. It is a modern-day village that evokes fond memories of neighbourly warmth.

  Green Features:

   

  • Building blocks are placed and oriented to reduce direct sunlight into the apartment units.
  • Basement carpark is designed with about 20% opening for natural light and ventilation. This eliminates the need to provide full mechanical ventilation and water sprinkler fire fighting system.
  • Extensive use of pre-cast components includes 5,700 rc piles for the foundation, about 380 inspection chambers in the basement, 61 refuse chutes, staircases in 3 standard lobby cores for all 31 blocks, and about 220 rc canopies for rain splash protection at the lift lobbies.
  • Avoid the need for headrooms by providing elevators that use gearless traction machines.

  Republic Polytechnic

  Project Description
  Republic Polytechnic is Singapore's fifth and newest post-secondary educational institution. The new Woodlands Campus is located in the northern part of Singapore. It is dubbed as the hub in the north, a vibrant campus that is friendly and welcoming to students, staff, visitors, industry partners and the community at large. Giving Republic Polytechnic an air of a campus in the park are the scenic grounds of a nature park at its doorstep.

  Green Features:

   

  • Among the first few projects to use thermal Energy Storage System in the region.
  • “Campus in the Park” feeling. The inspiration for the idea of the Lawn came from many well known campus grounds around the world, including the Harvard Yard in Harvard University, Mills Yard in Cambridge University and the open grounds in University of Virginia

  SGH Bowyer Block A & B

  Project Description
  Constructed in 1926, Bowyer Block was one of three buildings which served the then General Hospital. It ceased operations when the Hospital moved to its current complex in 1980. SGH began to embark on the redevelopment of Bowyer Block A, B and C to accommodate offices and clinical service centres. The redevelopment works include the creation of a new passenger lift, conversion of existing attics into new floors and creation of a landscaped courtyard.

  Green Features:

   

  • The refrigeration plants (chillers) are equipped with leak detection system.
  • Design studies include 3D computer simulation to maximize the use of daylighting and natural ventilation at internal courtyard.
  • Use of low-e glass for windows, lift core as well as the roof canopy of the internal courtyard.
  • Innovative use of reflective fins along all the office windows to enhance day lighting and reduce glare.
  • SGH uses recycled water and automatic irrigation system for all external landscaped areas.
  • Rain water harvesting system.
  • Air purging before office at night time will cool down the space and reduce humidity in the morning which will result in better air quality and energy savings.

   

  BioPolis Phase 2

  Project Description
  NEUROS, comprises of 2 blocks of inter-linked, irregular shaped buildings, both 7 storey high with a 2 levels of common basement car park. Her unique shape and size complies with JTC's master plan for this particular land parcel and it gels with the whole Biopolis and one-north master plan. NEUROS has 3 dedicated levels of biomedical research and development laboratories space, 2 levels of Vivarium space, 1 level of office space with the flexibility to convert into biomedical research and development laboratories, and the ground level is characterized with retails, food and beverages facilities and public interactive plaza that greets visitors with greenery, water features and art pieces. NEUROS has approximately 290 carpark lots, 50 motorbike lots, 20 bicycle lots and 5 loading/unloading bays. The GFA is 37,032 m2 which is 85% air-conditioned (excluding car parks). NEUROS is interlinked at levels 2, 6 and 7 between the two blocks.

  Green Features:

   

  • Solar system for security lighting on the roof. Currently, the security lighting on the roof is lighted up by normal electrical source and they will be modified to use energy generated by the storage cells of the solar system.
  • he water sub-meter used to monitor the water consumption to the transfer tank is currently an analog meter. We are changing it to an electronic type and linking up to the BMS to do constant monitoring of the water consumption to the transfer tank.
  • There is currently no water sub-meter to monitor the consumption of the irrigation usage at the 1st storey. We are installing an electronic flow meter and linking up to the BMS to do constant monitoring of the water consumption by the irrigation pipes.
  • There is no landscaping allocation for the roof as the entire roof area will be covered by trellis. The developer will be planting creepers (eg. money-plant) for the main frame on the roof.
  • Luminance sensors are installed to monitor the ambient lighting lux level. The luminance sensors will be used to control the lighting operation for the 3.6m by 270m long walkway (lay-by) along 1st storey of the building, instead of using the conventional time schedule method. There are several months in a year where the day-lighting times are longer than 12 hours a day. By using the luminance sensors, we are able to save electrical energy for powering lighting systems.

   

  Rivergate

  Project Description
  RiverGate is a distinguished landmark by the Singapore River with bold unique architectural design built by award-winning architects, 3 blocks of 43-storey high-rise towers offer panoramic City, Sea or River views overlooking surrounding developments.

  Green Features:
  

   

  • At RiverGate considerable efforts have been made to create a sprawling landscape not just on the ground level but which also extends its green vista vertically to the top of the residential towers. This is achieved by creating sky gardens at regular intervals on the upper floors, planter boxes and roof gardens some of which are linked by fins and trellises that support creeping plants, forming small ecosystems in the sky.
  • Water dripline systems which operate via timers and rain sensors, are installed at the sky and roof gardens.
  • All units are provided with Dual flushing system water closets.
  • All units are provided with inverter multi-split aircon systems.
  • Guard houses use integrated basin/wc which recycles water collected from the basin for flushing the WC.

   

  The Oceanfront @ Sentosa Cove

  Project Description
  The Oceanfront @ Sentosa Cove comprises 264 units of luxury apartments housed in five towers between 12 and 15 storeys in height. Located within the exclusive residential enclave of Sentosa Cove, the development will be framed by lush landscaping and water-features designed to enhance views of the sea and marina.

  Green Features:

   

  • Sunpath analysis – computer simulation of sunpath, solar insulation and daylighting studies are used to determine the effectiveness of building and interior layouts.
  • Planters, balconies, canopy and sunscreen covered about 92% of external walls.
  • Building orientation (minimum west facing)Energy efficient air-conditioning system with inverter system
  • Extraction of heat from air-conditioning condensers for generating hot water for club house use.

  The Sail

  Project Description
  The Sail @ Marina Bay is a joint venture project between City Developments Ltd and AIG.   • Staircase shelter – utilize less concrete and steel for construction and less materials for accessories.
  • Circular diaphragm wall construction minimize earth movements and at the same time minimize manpower, strutting materials, smaller and a more compact basement means lesser basement lights and mechanical ventilation.

  St Regis Hotel & Residences Singapore

  Project Description
  St Regis Hotel & Residences Singapore is a joint venture project between City Developments Limited, Hong Leong Holdings and TID Pte Ltd. It is a mixed development comprising of one 20-Storey Hotel Block and two 23-Storey Strata Apartment Blocks with 3 Basements at Tanglin Road/ Tomlinson Road/ Cuscaden Road.

  Green Features:

   

  • Ceramic Facade Cladding System – self cleaning properties resulting in lesser cleaning intervals, saving in labor and water consumption.
  • Condensate water recycling resulting in water savings up to 19300 m3 per year.
  • Motion detection system integrated with lighting for private lift lobbies at Strata Apartments.
  • Twin Chutes Pneumatic Refuse Collection System to encourage recycling and segregation of recyclable and non-recyclable wastes.

  City Square Residences

  Project Description
  This City Square development comprises of 2 blocks of 28th Storey, 1 block of 29th Storey and 3 block of 30th Storey Condominium Housing (Total 910 units) with provision for 3 basement car parking, clubhouse, swimming pool and other communal facilities at Kitchener Road.

  Green Features:

   

  • Extensive usage of solar powered light-emitting tiles, pole lights and bollard lights for its external landscaping.
  • Dual chutes – pneumatic refuse collection system. For segregation of non-recyclable and recyclable wastes.
  • 4 ticks energy saving inverter aircon system.

  The Azure

  Project Description
  The Azure is a 116-unit condominium development comprising of 1 block of 6 storey apartments with attic, basement carparks and communal facilities being built at Ocean Drive along the foreshore of Sentosa Cove Island. The project was conceived as an environment-friendly development in-line with the owner's safe and green culture. The project demonstrated many environment-friendly features, which can be adopted for residential projects. Planning for the project includes an environmental impact assessment on the features and building systems to be used.

  Green Features:

  HDB’s Demo Eco Precinct is a public housing residential development consisting of 7 16-storey residential block with a total of 712 dwelling units, of which there are 98 3-rooms units, 600 4-room units and 14 5-room loft units.  The development occupies a total site area of approximately 2.9Ha and is located at the junction of Punggol Road, Punggol Drive and Punggol Place.

CLIMB is set up by CapitaLand, one of the largest listed real estate companies in Singapore and Asia, as a learning centre for continuous knowledge-transfer and professional development amongst its employees.

The building of a new repository block was carried out together with the restoration of the Old Ford Factory to meet the long term storage needs of NAS. The restored Old Ford Factory now houses a permanent gallery featuring the exhibition Syonan Years: Singapore Under Japanese Rule, 1942 - 1945?.

  Green Features:

  • In the development of Memories at Old Ford Factory (Memories), sustainability and efficient resource management were two key considerations of NAS besides authenticity and faithfulness in the restoration processes. The four principles of waste management – Reduce, Reuse, Recycle & Recover - were deeply entrenched in the philosophy of site management and redevelopment throughout the 20 odds months of building and restoring works - both the construction of the new archives repository as well as the set up of the exhibition gallery. Through a number of ‘Green’ innovations, NAS hopes to see MOFF turns into a model site where energy and resource consumption is efficient and running cost is maintained at low levels over time. However, the implementation of these ‘Green’ features does not only bring cost benefits to the operation of the facilities and compound. Instead, these features also serve as illustrations of the relevance of the stories and lessons on innovation and perseverance told in the exhibition to our lives today. These lessons emphasize the importance of sustainability in the use of resources as well as the value of perseverance in finding creative ways to adapt and get around resource scarcity.
  • For example, part of the exhibition is about the critical role of water in the Malayan Campaign. When key reservoirs in Singapore fell into Japanese hands during the campaign, the loss of water supply became one of the key considerations of the British in making the decision to surrender. Likewise today, water continues to be a vital resource for Singapore. Without unlimited access to fresh water, conservation of water and its sustainable management is more important than ever before for Singapore. In this context, the implementation of the rainwater harvesting system thus has greater meaning and connection to the exhibition at Memories. 1. Lighting exhibition displays with cool lights instead of conventional halogen lights traditionally used in museums
  • Within the exhibition gallery, Light Emitting Diodes (LEDs) and Fibre Optic lighting (FOL) systems are adopted as the only sources of display lighting. The objective is to steer the gallery away from the use of conventional halogen systems that are traditionally found in many museums and art galleries. While this move may have resulted a slight higher set up cost in the beginning, we were motivated by other long-term benefits that we could harvest from the use of LEDs and FOL, as outlined below: 
  • i. The combination of LEDs and FOLs in the gallery at Memories, presents an advantage over the halogen system in terms of their lower energy consumption. Based on the required usage of the gallery, had we adopted the halogen system, we would have consumed 7,883W more power, or nearly 80% more than what the gallery now consumed: 2,192W. (Annex 1 shows the breakdown & comparison) 
  • ii. Although the gallery did not display many original records that are extremely sensitive to UV, reproduction of exhibits is expensive too and if we could prolong the exhibit lifespan, it means reduction of recurrent cost. The use of UV-free LED and FOL thus poses a tremendous advantage over the halogen system as the exhibits will be less susceptible to fading and light damages arising from heat, etc. Furthermore, with significantly lower heat emission from LED and FOL, the amount of stress exerted on the gallery air-conditioning is also reduced.2. Harnessing of solar energy to supplement exhibition display lightingTaking energy conservation efforts in the gallery a step further, we have been harnessing solar energy at Memories since September 2006 to supplement the powering of exhibition display lights. Currently, 86.4 kWh of power consumed by LED light fixtures within the gallery monthly is totally drawn from solar energy. Correspondingly, 1,036.8 kWh of “clean” solar energy is used yearly. This was possible also because LED lights in general consume much lower power than halogen lights. 
  • In line with the principles of waste management, various materials from the original building as well as other building projects were recycled and integrated into the exhibition gallery as displays. From the original Ford building, damaged mosaic tiles and green tinted glass were re-used in a mosaic map display, which is the center piece of the gallery.Fences that once surrounded the Old Parliament House are now used in the gallery as an installation art, lending a symbolic meaning from their distinctly colonial design to exhibits at the “Internment of POWs” section, as well as in the external landscape of Memories as a safety barrier to prevent visitors from wandering unknowingly to the steep slopes at the corners of our compound.4. Recovering of rainwater to irrigate plants and food crops in the garden and natural landscapes of Memories.
  • Beyond the gallery premises, the exhibition continues in the “Syonan Garden” which cultivates wartime food crops such as rice, sweet potatoes and tapioca. With rainwater harvesting technology, rainwater is collected and channeled for watering the garden. Memories is able to collect up to 9 m3 of rainwater weekly, with a day of continuous rainfall or equivalent in a week.With sufficient rainfall, the system is able to provide recycled rainwater to irrigate the garden and surrounding landscapes of Memories for two hours each day. This saves approximately 468 m3 of potable water used yearly. Come September 2007, the capacity of the system will be expanded further to a total of 1,508 m3 of potable water. The larger capacity will allow the landscapes of Memories to be fully watered by harvested rainwater, and generating further savings. 5. Roof garden at the archives repository block.  
  • The installation of a high density, low maintenance garden on the roof of the repository building is an innovative means of insulating our repositories from the Sun’s direct heat. Planted with hardy plants that requires little care, the roof garden is easily maintained. More importantly, the garden also reduces the temperature and area of the heat source that accumulates on the concrete roof. This brings down the amount of external heat that penetrates into the repositories directly below the roof.
  • With the roof garden and layers of insulation applied to the roof, a consistent 1-2 degrees drop in temperature in the repository immediately below the roof was achieved. 6. Eco-friendly functions and sustainable practices. In order to achieve sustainable resource management in the long term, eco-friendly functions and practices are observed in our daily operations. For example, the use of natural lighting is integrated as a display and presentation technique in several parts of the gallery. Other eco-friendly practices that have been integrated into the operations also include fertilizing and maintaining plants and landscapes with organic fertilizers rather than chemical fertilizers as well as the use of motion-sensor taps rather than push taps that can generate significant wastage of water. Dried leaves and weeds that are removed from the garden and landscapes are also recycled and made into organic fertilizers with a compose-maker. Plants and landscapes are also cleverly used in various parts of the centre for functional purposes. Bamboos, for example, are used in place of conventional steel screens to form a natural and aesthetically pleasing screen to shield the AHU from sight and dampen noise from the units. Similarly, plants are also planted along the slopes and driveway to act as natural safety barriers, in place of steel fences.

  The building is of reinforced concrete with brick and wall plaster finish. It has metal roofing with steel truss. The building is fully air-conditioned and protected by water sprinkler fire fighting system.

  Apple’s underwent renovation work to all their offices in September 2007 and is due to complete in July 2008. Efforts were made during the renovation to implement green features and systems.

  The Regent Singapore

  Project Description
  The Regent Singapore – a Four Seasons Hotel, is built around a sun-filled atrium that ascends through the building’s 12-storey interior. It is conveniently located in the city’s most select area, central to the business district, the tranquil Botanic Gardens, and minutes away from Singapore’s most exclusive shopping and entertainment hub on Orchard Road. All 439 guestrooms, including 46 suites with private balconies, feature unique interior decor reflecting Southeast Asia's rich heritage.

  Green Features:

   

  • Normalized Energy Usage Intensity (EUI) for 2007 = 313 kWh/m2/year. The Normalized EUI during the award of Energy Smart Hotel label was 320 kWh/m2/year. There was a reduction of 2.19% of total energy consumption within 1 year.
  • Lighting system upgrading was extensively performed throughout the main areas and back-of-house areas of the hotel. The energy savings achieved through the lighting system upgrading is 293,736 kWh.
  • Replacement of diesel boiler with a heat recovery system, made up of a 60RT air-cooled chiller. The energy savings achieved with this system is $474,000 per annum.
  • Extensive installation of LED lighting system. Current installation includes the steps of two spiral staircases in the lobby, fountain lights at the main front entrance and decorative chandelier for the new restaurants.
  • Photocell was installed to monitor the luminance level at the guest room corridor of L12, which is directly under the skylight. The lighting system of the affected area was switched off for approximately 12 hours on most days. Estimated energy savings is 12,018 kWh per annum.
  • Extensive recycling programs had been established. Waste (tin cans, plastic bottles, glass bottles, papers, waste oil from the various kitchens and food waste) generated by the operation of the hotel has been sent for recycling.
  • Rain sensor installed to control the automatic irrigation system serving the outdoor landscape areas. The irrigation system will normally irrigate the landscape once a day for 10 minutes. In the event of rain, the irrigation process will stop for one cycle. Estimated water savings per annum is 181.2 m3.
  • Bio-degradable detergents are used for all cleaning purposes, including the small laundry process in the hotel.

  The URA Centre

  Project Description
  The URA Centre is the HQ of the Urban Redevelopment Authority (URA).  The building displays good urban design with its good massing, circulation and linkages with its surrounding.  The Podium block is kept low at 5 storeys so that it blends with the adjacent low-rise conservation developments while the 16 storey slab block office is built to compliment the neighbouring high rise office buildings. The podium and tower is connected by a 5-storey high glass atrium, which functions as an amenity core.

  Green Features:

   

  • All windows use low emission double-glazed light green glass and are sunshaded reducing solar radiation and transmission without compromising visibility.
  • First in Singapore using the Miconic M10 Lift Control System which conserves energy through reduced stoppages, shorter average waiting time and lesser number of trips each lift has to make.

  Selecting A Greener Home

  • Home Orientation
    Having a well-positioned home significantly improves comfort and also reduces energy bills. Choose a unit with minimum surface areas and windows facing west. Avoid homes with a full height glazing facing west. Heat gained from solar radiation by east/west facades is much higher than that gained from north/south facades.

  • Sun-shading
    Having proper sun-shading improves comfort. Sun-shading should be provided for facades facing east and west to shield the home from direct sunlight, minimising solar heat gain. Balconies and/or planters and bay windows may act as sun-shades.

  • Natural Ventilation
    Having good natural ventilation is the least expensive way to cool a home. The layout of one's home should be designed to take advantage of Singapore’s prevailing north-south wind conditions, achieving adequate cross-ventilation within the home.

  • Energy
    Having electrical appliances, such as air-conditioners and refrigerators, bearing the "Energy Label" can help to save electricity.   Greening Buildings for Better Health

  More than half of a human’s air intake during one lifetime is inhaled at home. The quality of indoor air is believed to be one of the crucial factors governing one’s health. It is found that indoor environmental quality (IEQ) is one of the main culprits of allergies, airway infections and cancers (Sundell, 2004). Accompanied with this knowledge is the increased emphasis on IEQ and health issues.
  
  Building Dampness & Ventilation
  
  Studies have shown that dampness in buildings and inadequate ventilation is related to health effects, such as cough, wheeze, allergies and asthma, Sick Building Syndrome and respiratory infections (Bornehag et al., 2001). Visible mould and damp spots, detached or discoloured flooring materials, condensation on the inside of window panes, flooding and bad odour were all identified as indicating risks to health. The possible causative agents are house dust mites, microbiological exposures and chemicals from degraded building materials. Studies conducted in Europe and America suggest that sick buildings or places where there is increased risk of respiratory disease potentially have a significant loss of productivity and health (Sundell, 1999).
  
  Building Materials
  
  Building materials and products can have a large impact on the IEQ as they may release a wide variety of pollutants, especially, volatile organic compounds (VOC), which could cause indoor air related health problems. The primary emissions of VOCs from building materials and products influence the IEQ during the initial decay period. What is normally not known is that secondary emissions will continue thereafter in the process of chemical or physical degradation (Clause et al, 1999). Building materials emitting VOCs include paints, carpets, furniture coating and primer (Chang and Guo, 1998; Knudsen, 1999) that can exacerbate allergies and asthma, and cause headaches and nausea.
  
  Go Green for Better Health
  
  As people are becoming conscious of the environment they live and work in, green building design is quickly becoming a common practice as the health benefits and comfort associated with good IEQ is more pronounced. Common green building features are able to combat some of the health issues which arise due to poor IEQ and are likely to benefit the indoor environmental quality in the following ways:

  • Advanced ventilation and mechanical systems to improve air flow and reduce build up of microbial agents, especially in air-conditioning systems and construction materials.
    
  • Selection of building materials and furnishings that have low VOCs and toxicity.
    
  • Increased exposure to the natural environment and greenery through more open views to the outdoors for air quality enhancement and psychological reasons.
    
  • Use of daylighting and/or high quality, energy efficient lighting to reduce computer glare and increase visual comfort.
• There is growing recognition of significant influence of indoor environmental quality (IEQ) on health and productivity. The inappropriate choice of building materials or poor indoor ventilation can lead to undesirable effects on one’s health. Choosing environmentally-responsible building products and materials for homes and offices can greatly enhance the living and working environment.
